EDISON – A nearly 95,000-square-foot addition has been proposed for an existing warehouse in an area located between Interstate 287 and the New Jersey Turnpike.

Tived Lane LLC is seeking preliminary and final major site plan approval, use and bulk variances from the Zoning Board of Adjustment on May 30 for the project at 114-132 Tived Lane East, which is located in a residential business zone.

The applicant is looking to expand the existing warehouse facility by constructing a 94,227-square-foot addition, along with site improvements including landscaping, lighting, signage, parking and stormwater management infrastructure, according to public documents.

Tived Lane also is seeking a use variance to expand the existing nonconforming warehouse use where it is not permitted.

Other relief is being sought for building height where 32 feet is permitted and 46.63 feet is proposed, building coverage where 23% is permitted and 50% is proposed and lot coverage where 40% is permitted and 71% is proposed, the documents say.

The project also calls for 199 parking spaces when 259 spaces is required, 158 trees are proposed when 196 trees are required, two freestanding signs are proposed but only one is permitted, and the height of the signs is greater than what is permitted.
